All gated communities have issues with their gates. We just seem to have more than our fair share.

Unfortunately, we’re probably going to have to put up with what we’ve got until we get a majority of the CDD board representing us residents instead of the developer. But here’s some info I’ve managed to uncover that might help you out in the meantime.

  • The gates weren’t chosen for their practicality, efficiency, or value. They were chosen to make potential homebuyers go “wow! Real gates!”
  • Since the developer has complete control over the gates, and us residents have to foot the bill, the gates aren’t going away anytime soon.
  • Since we’re a CDD, our tiny roads are a special type of deception called “Public Use Roads”
    • The CDD owns and has to pay property taxes on the roads and sidewalks.
    • The CDD has to pay for maintenance for the roads and sidewalks.
    • Because the CDD used tax-free bonds to build the roads and sidewalks, that means the public has the right to use them.
    • Yes, the gates are just for show. BY LAW, we have to let anyone in that wants to come in.
  • If you still want gate access, go to https://www.hiddencreekcdd.org/amenities#gate
    • Click the “Amenity Registration” button to fill out the form for gate access.
    • Click the “Southshore Bay Community Gates Access Registration Form” to find out what the code is for the pedestrian gates.
    • Click the “Order a Gate Remote” to get the remotes for the gates.
  • Test your gate code at all three gates. Just because it works at the main gate doesn’t mean it will work at all the gates.
